Lintels for Cavity Walls

If you’re building or altering a standard UK cavity wall, you normally need a cavity lintel designed to support both leaves of masonry above the opening. A cavity wall has two separate leaves, usually an outer brick leaf and an inner blockwork leaf, with a cavity between them. The lintel has to bridge the opening and transfer the loads safely back into the masonry at each end.

A single concrete lintel designed for solid walls is not usually suitable for a typical external cavity wall because it only supports one leaf. In most modern housing, especially where insulation sits within the cavity, a purpose-made cavity wall lintel is the correct starting point.

When This Guidance Applies

This guidance applies where you are working with:

  • Traditional UK cavity wall construction
  • A brick outer leaf and block inner leaf
  • A window, door, patio door or similar external wall opening
  • Masonry above the opening that continues to the next floor, roof structure or roof level
  • New-build work, extensions, or common domestic alterations

It is especially relevant when forming a new opening, widening an existing opening, replacing a failed lintel, or checking whether an existing opening has the correct support.

If the wall is timber frame with a masonry outer leaf, a steel frame with masonry infill, or an older solid brick wall, the lintel arrangement may differ. In those cases, do not assume a standard cavity lintel is correct. Timber frame openings, solid walls and single-skin masonry each have their own lintel requirements.

The main mistake is treating all lintels as interchangeable. They are not. The correct lintel depends on the wall build-up, the number of leaves being supported, the cavity width and the load above the opening.

How to Approach the Decision

1. Confirm It Is a True Cavity Wall

This sounds obvious, but wrong assumptions are common. Modern housing usually uses cavity construction, while many older properties do not.

A typical cavity wall has two distinct leaves with a clear cavity between them. The outer leaf is commonly brickwork. The inner leaf is commonly blockwork. A cavity lintel must be suitable for the full wall construction, not just the visible outer brickwork.

2. Identify Which Leaves Are Loadbearing

In many standard houses:

  • The inner block leaf carries significant structural load from floors, roof members or masonry above.
  • The outer brick leaf carries its own masonry load and is tied back to the inner leaf.

A cavity lintel is typically designed to support both leaves at the opening, but the structural responsibility is not always equal. The inner leaf often carries the more significant loads, so altering it is a structural change rather than a cosmetic opening adjustment.

Why the inner leaf matters

On many domestic builds, the inner leaf is doing most of the structural work. If floors, roof loads or masonry above bear onto that leaf, the lintel selection needs to be verified properly. Guessing from the visible brickwork is not enough.

3. Match the Lintel to the Cavity Width

Cavity widths vary. Older cavity walls may be narrower. Newer walls often have wider cavities to accommodate insulation and improved thermal performance.

Cavity wall lintels are manufactured for specific cavity ranges. Choosing the wrong cavity size can lead to:

  • Poor seating or bearing on one leaf
  • Incorrect alignment with the wall insulation
  • Reduced thermal continuity around the opening
  • Compromised damp protection
  • Awkward or non-compliant installation on site

Confirm the cavity width from drawings or by checking the wall build-up on site. Do not assume all cavity walls are the same size.

4. Consider the Load Category

Cavity lintels are available in different duty ratings. A small window opening in a simple wall may not need the same lintel as a wider patio door opening, a gable wall opening, or an opening carrying floor loads above.

The lintel needs to be selected against the actual span, masonry load, imposed loads and bearing conditions. Manufacturer span tables are useful, but they are not a substitute for structural design where the wall is loadbearing or the arrangement is non-standard.

5. Allow Proper Bearing at Each End

Every lintel needs sufficient bearing onto sound masonry at both ends of the opening. Reducing the bearing to squeeze in a wider opening is not a sensible compromise.

If the opening needs to be wider, the structural solution needs to change. That may mean a different lintel, padstones, masonry repairs, or a designed steel beam arrangement, depending on the wall and loads involved.

6. Do Not Ignore Damp Protection

External cavity wall lintels are not only about load support. They also form part of the weathering detail above the opening.

Water can enter the outer leaf of a cavity wall. The construction should allow that moisture to drain safely back out, rather than tracking across to the inner leaf. This is why cavity trays, stop ends and weep vents matter around openings, and why Building Control may question lintel details that do not deal properly with moisture above external openings.

Building Control and moisture protection

UK guidance on resistance to moisture, including the principles set out in Approved Document C, expects external walls to be detailed so rainwater and moisture are managed properly. In a cavity wall, that means any water entering the outer leaf should be directed back out rather than allowed to cross the cavity into the inner leaf.

In practical terms, lintel details above external openings often need a suitable cavity tray arrangement, stop ends and weep vents, or a proprietary cavity lintel system that deals with drainage as part of the lintel design.

This is one reason a basic concrete lintel or single-leaf lintel is normally the wrong starting point for a modern external cavity wall. Even if it appears strong enough for the immediate load, it may not provide the correct cavity, damp-proofing or drainage detail.

7. Check the Insulation Detail

Cavity wall insulation affects lintel selection and detailing. The lintel should suit the wall’s insulation arrangement, whether the cavity is partial-fill or full-fill, and should not create unnecessary gaps around the opening.

Thermal continuity around lintels, cavity closers and reveals is part of the overall wall performance. A lintel that is structurally suitable but poorly matched to the cavity insulation can still create site problems.

Common Mistakes to Avoid

Using a Solid Wall Lintel in a Cavity Wall

A common error is selecting a standard concrete or solid wall lintel and assuming it will work across a cavity. In most cases, that means one leaf is not properly supported, or the cavity/damp detail is wrong.

If the wall has two leaves, use a lintel designed for that wall build-up.

Only Looking at the Outer Brickwork

DIY and light refurbishment projects often focus on the visible brick face. Structurally, the inner block leaf may be more important.

Ignoring the Cavity Width

A lintel that is correct for one cavity width may not be correct for another. Always check the wall build-up before ordering.

Forgetting Weep Vents

External cavity openings normally need a way for trapped moisture to drain out. If the lintel, tray and weep arrangement is missing, blocked or incorrectly positioned, water can collect above the opening.

Assuming Every Opening Is Standard

Openings near corners, openings below gables, wide patio doors, openings carrying floor joists, and walls with existing cracking are not “standard” selection jobs. They need proper assessment.

Forgetting Temporary Support

Even though this article is not an installation guide, it is worth stating clearly: altering loadbearing masonry requires appropriate temporary support. That is not optional.

When You Must Involve a Structural Engineer

Bring in an engineer when

  • You are forming a new opening in a loadbearing wall
  • You are widening an existing structural opening
  • There are floors, roof structures, gables or significant masonry loads above
  • The opening is unusually wide
  • The property is older, altered or of non-standard construction
  • There is cracking, movement, sagging brickwork or signs of previous failure
  • Building Control asks for calculations

For domestic structural alterations in the UK, Building Control may require drawings, calculations or confirmation that the proposed lintel is suitable.

Selecting a lintel from a catalogue is not the same as having the structural design approved.

As a rule of thumb, if you are unsure whether the wall is structural, assume that it is until proven otherwise.

Practical Buying Checklist

Once the structural requirement is clear, buying the correct cavity wall lintel comes down to a few practical checks:

  • Wall type: confirm it is a cavity wall, not a solid wall, timber frame wall or single-skin wall.
  • Cavity width: measure accurately or confirm from drawings.
  • Leaf thicknesses: check the brick and block sizes, especially on older or altered properties.
  • Opening width: measure the structural opening, not just the frame size.
  • Load above: check whether the lintel carries masonry only, floor loads, roof loads or gable loads.
  • Lintel duty: confirm whether a standard duty, heavy duty or special lintel is required.
  • Bearing: allow adequate bearing at each end onto sound masonry.
  • Damp detailing: allow for cavity tray, stop ends and weep vents where required.
  • Insulation: ensure the lintel suits the cavity insulation strategy.
  • Manufacturer guidance: check the lintel is appropriate for the wall type, span and project documentation.
Helpful note
If you have structural drawings, follow them. If the design calls for a specific lintel category, load rating or manufacturer reference, do not substitute it without approval. A “similar” lintel can still create Building Control or warranty problems later.
