The 1169 drop down loft hatch door comes fully assembled and ready to fit straight out of the box.

It includes a twist operated catch to release a drop down opening hinged door.

Manufactured from injection moulded polypropylene with an insulated door panel, the hatch includes an integral draught and vapour seal to help minimise heat loss and air leakage.

Independently tested by BRE, the Timloc 1169 has demonstrated 0.00m³/(h·m²) air leakage at 50Pa under positive pressure test conditions, exceeding Building Regulation Part L requirements and complying with BS5250:2011. It also offers acoustic performance of 30dB.

Clean, discreet profile with an easy to clean finish. Available in a choice of insulation U-value performances of 0.82 W/m²K, 0.35 W/m²K and 0.25 W/m²K.

Designed to fit between 38mm thick trussed rafters or ceiling joists spaced at 600mm centres to provide a clear joist opening width of 562mm.

Tested to exceed regulatory requirements, the loft hatch has demonstrated zero air leakage (0.00m³/(h·m²)) at a positive pressure of 50Pa, supporting compliance with Building Regulation Part L and BS5250:2011 for the control of condensation in buildings.

The insulated door panel incorporates polystyrene insulation with a thermal conductivity of 0.038 W/mK. When calculating overall ceiling U-values, a correction factor of 0.004 W/m²K should be applied. Ceiling U-values should not exceed 0.16 W/m²K in line with current guidance.

Timloc loft hatches are manufactured without the use of urea formaldehyde, CFCs, HCFCs, or HFAs. The products have zero ozone depletion potential and a Global Warming Potential (GWP) of less than 5.
